A fire sprinkler system is designed to protect people and property. Sprinkler systems come in several types including wet, dry, anti-freeze, deluge, and pre-action.

Wet pipe systems are piping systems that are filled with water. It is used where buildings are kept above forty degrees Fahrenheit at all times. Wet systems are most commonly used for office buildings, commercial retail, and residential properties.
Dry pipe systems are piping systems that are filled with air. Water is only admitted into the system after a sprinkler has been activated. Dry systems are used for unheated spaces that may fall below 40 degrees Fahrenheit. Commonly used for parking garages, attics, and warehouses.
Antifreeze systems are wet pipe systems that are filled with an approved antifreeze solution to lower the freezing point of the water. Antifreeze systems are used for unheated spaces that may fall below forty degrees Fahrenheit. Steel sprinkler systems use a glycol solution and CPVC (Plastic) sprinkler systems use a glycerin solution. Anti-freeze systems commonly cover canopies, garages, and loading docks.
Pre-action systems are dry pipe systems that use a detection system to activate the valve. The detection system makes it harder for pre-action systems to accidentally allow water into the piping. Following are two types:
1. Single Interlock - Water is allowed into piping upon activation of the detection system
2. Double Interlock - Water is only allowed into the piping upon activation of both a sprinkler head and the detection system.
Pre-action systems are most commonly found in large freezers and areas containing sensitive equipment.
Deluge systems are sprinkler systems that are not pressurized initially and are designed to cover areas that could have rapidly expanding fires. Water is released into the system when the detection system is activated or the valve is manually tripped. Deluge systems use open sprinkler heads. Once the detection system is activated, all of the sprinklers will discharge water. This type of system is commonly used for aircraft hangars and refineries.

Q. Why do inspectors have to go into every apartment, condominium, and retail space?
A. Inspectors are required to look at every sprinkler from ground level to check for damage, type, and to make sure it isn't blocked.
Q. Why is a winterization important on a dry system?
A. Winterizations ensure that the pipes are free of water. Water will trickle down to low point drains for weeks after the inspection. It only takes an inch of water in the drain to cause a freeze break.
